Partnership will lead to new development and employment opportunities

Nelson-based property company, Barnfield Construction and specialist commercial property developers, Morley Estates, based in Altrincham, have forged a new partnership to deliver the next phases of a key site at the intersection of the M6 and A580 (East Lancashire Rd).
And they say they have the resources, and finances, to deliver wide-ranging job-creating schemes for the region.
The collaboration comes on the eve of the completion of the latest building at the site at Haydock Green, St Helens.

The 135,000 sq ft warehouse, manufacturing and office development will provide a state-of-the-art facility, and will be the highest spec and best located mid-size commercial building in the North West.
Morley Estates’ Managing Director, Oliver Morley said: “We are deep into discussions with a prospective occupier for the new building, which will be completed next month.
“Barnfield Construction have done an incredible job ensuring the delivery of this stunning building ahead of schedule.”
He added: “We are, therefore, delighted to be announcing a partnership with them to develop the subsequent phases of the land at Haydock Green for over 250,000 sq ft of prime commercial space, and hopefully other prospective sites with an immediate focus on St Helens.
“We have a strong team, with the finance in place to deliver the development and employment that St Helens needs.”

The focus on St Helens for future projects is recognition of the town’s exceptional connectivity and appeal to the logistics and distribution sector, but Barnfield and Morley are also keen to diversify the commercial offer to meet an important unmet demand for smaller and mid-size units for SME’s and local businesses.
Oliver Morley said: “We know from our own experience that there is a shortage of high quality smaller commercial and industrial space in this area, and this has been validated by a market analysis that we have commissioned.
“We are also aware from our dialogue with St Helens Council, that there is a strong desire to diversify the economy and employment profile of the town as the basis for future prosperity.”
He added: “Logistics and distribution are an important component of the economy, but won’t provide the diversity, quality and value of jobs that the town needs.
“SME’s and local businesses are vital to flourishing and sustainable local economies.”
