MCR Property sells Middleton site following continued demand in industrial sector

Greenside Way Industrial Estate

Manchester-based MCR Property Group has completed the sale of Greenside Way Industrial Estate in Middleton, Greater Manchester.

A strategically located 6.3-acre industrial site, the final plot of some 1.5 acres, with planning for a 22-unit scheme totalling 34,000 sq ft, has been sold to property company, Mandale Group, for an undisclosed sum.

Acquired by MCR as an investment in April 2021, the original site included a single 60,000 sq ft industrial building and two development plots let to a local manufacturing business.

Planning consent was obtained on the development plots for two self contained, Grade A units of 55,000 sq ft and 25,000 sq ft.

Following the refurbishment of the existing building, Mostyn Superstores acquired the unit and the larger development plot in summer 2024.

Completion of the sale of the remaining part of the site to Mandale marks the end of MCR’s journey with this prominent site.

Charles Denby, Asset Director at MCR Property Group, said: “Greenside Way epitomises our strategic business model within the industrial sector, namely identifying sites with strong growth and development potential in prime locations, and redeveloping those to suit modern day needs.

“Demand in the industrial sector continues to intensify, as does a need for quality industrial units and sites supported by a solid infrastructure, and it is for this market we continue to deliver.”

MCR also manages nearby Westwood Industrial Estate in Oldham, which remains fully let since 2024.

Charles added: “We’re pleased to complete the sale of the final site in Middleton that will be home to a number of local businesses and enterprises, adding to the well established Greenside Way area of Greater Manchester.

“We continue to acquire sites across the UK and have recently completed two

significant deals in Glasgow and York during January this year.”
