Planning submission for £1bn waterfront resi scheme on track for later this year

Masterplan for KEIE/Beetham scheme

The developers behind £1bn plans to build a 26-storey waterfront residential tower on the River Mersey are on course to submit a planning application for a ‘pathfinder’ development later this year.

KEIE and Beetham are focused on their development on the north west boundary of their seven-acre King Edward site.

They launched proposals last April to create Liverpool’s tallest apartment block as part of a cluster of residential schemes.

The focus is currently on a 26-storey tower, but guidance for the overall scheme extends to a 50-storey development.

KEIE, part of the Liverpool-based family-owned T.J. Morris group, acquired The King Edward Triangle neighbourhood, within Liverpool Waters, from Manchester-based regeneration specialist Peel Waters.

Beetham, headed by Hugh Frost, is best known for redefining the skylines of Manchester, Liverpool and Birmingham. It created Liverpool’s tallest building, the 40-storey West Tower, close to the King Edward site.

The submission for the joint scheme is on the site of a former Greek restaurant on Regent Road.

Hugh Frost says it will provide a marker for the whole development.

He said: “We’re putting down a marker in terms of our aspirations and design standards.

“Discussions with Liverpool council have been very constructive and we’re looking forward to revealing more in due course.”

Frost says that work “continues apace” on the development’s wider masterplan, being drawn up by Liverpool architects Brock Carmichael.

“Our target is to submit a hybrid application by the third or fourth quarter this year, seeking outline consent for the masterplan, and detailed consent for some further buildings.”

The Liverpool office of Pegasus Group is providing planning advice to the consortium.
