Grade II-listed hotel and bar comes to market with £1.8m starting price

Real estate advisor, Savills, has been appointed to sell the freehold of Freemasons Inn, located in Knutsford, Cheshire, for offers starting from £1.795m.
Freemasons Inn is situated in a prime position just off the main high street in Knutsford, next to the Market Hall.
The 3,454 sq ft property is split over cellar, ground, first and second floors, and features an external courtyard, too.
It was extensively refurbished in 2022, including the installation of a new roof.
The property is a Grade II-listed former silk mill with a celebrated heritage.
The property has two guaranteed occupational leases.
The upper floors are on a 10 year lease to a six-room boutique hotel called The Silk Rooms, which provides £65,000 per annum of rent revenue.
That figure is supplemented by an additional £45,000 of annual income from the family-run Bar Six on the ground floor, which is due to increase to £47,000 in 2028, giving an immediate total rental income of £110,000.
Offers on the building are welcome over £1.795m, and there is scope to purchase the hotel business, too.
