Housing group begins work on 110 new homes in Warrington

A housing scheme of 110 homes is set to begin after Elan Homes acquired a 10.5-acre site in the Warrington village of Hollis Green.

The land was allocated for housing in the Warrington Local Plan 2021/22 to 2038/39, which was adopted in December 2023.

Outline planning permission was secured in April 2024 and reserved matters approval for 110 homes was given by Warrington Borough Council in February 2025.

Philip Palmer, land director for Elan Homes in the North, said: “We’re pleased to have acquired this key site, which will help us contribute to Warrington’s housing needs over the coming years.

“We’ll soon be starting work to prepare the land for new homes with a view to releasing properties for sale in autumn/winter.”

He added: “The development, known as Hollins View, will offer 77 contemporary private sale properties, 33 affordable homes, plus an equipped play area and open space for residents to enjoy.”

Hollins View will offer a choice of two-, three- and four-bedroom homes. Affordable homes, including properties available for rent, shared ownership and under the First Homes scheme, will account for 30% of the new neighbourhood.

There will also be one self-build plot available as part of the development.

Elan regional sales and marketing director, Marie Morris, said: “Hollins Green is a popular village, where people love living, and we anticipate high levels of interest in our new homes.

“The housing mix was influenced by local need and will provide options for existing residents to move to, along with those who are relocating.”

She added: “There’s a range of facilities in the area including a community shop, two pubs, a local primary school, plus two high schools nearby.

“Residents will be able to enjoy walking along the towpath of the Manchester Ship Canal, which adjoins the site of our new homes in Hollins Green. Warrington and Manchester are easily accessible, making it a great base for commuters.”

A package of community investment was agreed during the planning process and will see Birmingham-based Elan pay more than £900,000 to the local authority with allocations for education, sports and health facilities, and greenbelt mitigation. 

Elan anticipates work on site at Hollins View will be completed in 2028.

The homebuilder has previously delivered a number of developments in the Warrington area.

At Culcheth Green, what was once home to a truck dealership has been transformed into an enclave of 15 executive family homes.

In Walton, a former garden centre and restaurant site has blossomed into an intimate gated development of 14 homes.

And at the former RAF Croft site, which lay redundant for more than 50 years, Elan built 25 homes and created 16 acres of parkland.
