Scarborough wins permission for Modus’ Congleton site

SCARBOROUGH Development Group (SDG) has won planning permission for a retail and hotel scheme in Congleton that was previously owned by Brendan Flood’s Modus group.
SDG, a subsidiary of Yorkshire entrepreneur Kevin McCabe’s Scarborough Group International, bought the three-acre site as part of a £37m deal with administrators for eight Modus sites.
A string of developments owned by Salford-based Modus went into administration during 2009 after encountering funding problems.
The plans include a 60,000 sq ft supermarket, a 96-room hotel, and parking for 241 cars. There will also be a new indoor and outdoor market, a public square and new pedestrian links to other areas of the town.
Damian Flood – Brendan’s nephew who is now a development manager for SDG – said the developers were in advanced negotiations with a major food store chain and a leading hotel operator.
He added: “This redevelopment will revitalise the town centre and provide a major boost for residents and visitors.”
SDG’s funding partner in the Congleton scheme is Investec Private Bank.
