Russells appointed on King St refurb

RUSSELLS Construction has been appointed to carry out a refurbishment of a Grade II-listed building on King St in Manchester city centre.

The company has been appointed to refurbish more than 31,000 sq ft of offices at 76-80 King St by 53N, which bought the property last year. Manchester-based 5Plus architects has been responsible for the internal redesign.

The project involves stripping existing partitions, finishings and services to provide a modern cpmteporary interior fit-out with new mechanical and electrical installations. New lifts will also be installed and a staff changing area introduced in the basement for cyclists.

Andrew Russell, managing director of Russells Construction, said: “Historic building refurbishments are a unique challenge, requiring a careful balance between preserving the heritage of the original building and completion of works to bring them up to modern standards.

“The renovation of 76 King Street is being carried out to a particularly high specification and involves the creation of a contemporary but flexible interior space and the installation of state-of-the-art amenities and services.”

76-80 King St was designed by renowned Victorian architect Alfred Waterhouse and is home to high end retailers DKNY and Belstaff on the ground floor. Upper floors were occupied by volume legal services business HL Interactive until its move to Bruntwood’s City Tower building last year.

Andrew Waugh of 53N said: “We believe 76 King Street is an exceptional property and are delighted to be working with Russells Construction to help unlock its potential. It is hugely important to ensure these stunning historic buildings are brought up to standard so that they remain occupied and continue to play a useful part in the life of the city.”

Joint letting agents for the building are Matthews & Goodman and WHR.
