Hindley shopping precinct to be redeveloped

CLOWES Developments is planning a transformation of the Borsdane Retail Precinct at Hindley, near Wigan.

The precinct, which has suffered from low occupancy rates in recent years with just one of its six units occupied, is to be pulled down over phases and replaced by a new parade of five retail units comprising 8,200 sq ft of space and a new estate containing 24 houses

Plans have already been submitted for the scheme by planning consultants Paul Butler & Associates.

The scheme’s existing tenant – Preston-based Spar retailer James Hall & Co – will continue to trade from its existing unit until the new parade of shops is built. It will then take the anchor unit within the new parade to allow for the demolition of the remainder of the precinct.

Hitchcock Wright has been appointed as retail agents for the site, and partner John Barker has said that he expects a lot of interest in the units. Alongside the Spar letting, the firm has already signed up Ladbrokes and a dispensing chemist to the scheme.

“This is one of the biggest estates to the north of Wigan,” he said.

The firm, which is retained agent for James Hall & Co, also said that it was looking “for bigger and better sites” across the north of England as the Preston-based retailer responds to the  move by supermarkets into its core convenience sector.

“The stores today and not the typical corner shop. Their requirements are for 3,000 sq ft of acommodation with a 1,000 sq ft back of house area,” he said.

It is looking for prominent sites either on busy urban high streets or in neighbourhood centres with good residential catchments.
