Property round-up: Hurstwood scores Lancs double; MTOOL’s Vulcan occupation; and more

HURSTWOOD has achieved two new lettings in its portfolio, including one at its landmark Marshall building in Preston city centre.
Education and training provider Sencia has agreed a deal on office space on the building’s ground floor.
The firm is part of Education and Skills Group, which provides education and training to help people from disadvantaged backgrounds find employment. Sencia deals with the company’s Work Programme for the Department for Work and Pensions.
The company’s head of communications Kim Pattison said: “Marshall House is in the ideal location for us and our customers, situated in the heart of Preston city centre. It’s a landmark building in a prominent position on The Ringway and has everything we need; modern, open-plan office space at a reasonable rent as well as on-site parking and excellent train and bus transport links.”
Hurstwood has also let an office suite at its Hardmans Business Centre site in Rawtenstall.
EP Technologies has taken unit 25 at the centre. It is a technology consultancy company founded in 1999 providing general IT solutions.
Founder Elwin Pietersz said: “We moved to Hardmans Business Centre because it offered us good quality office space at a reasonable rent. The building is full of character, benefits from a car park and is also close to the town centre and the motorway network.”

OLDHAM-based toolmaking company MTOOL is moving to Vulcan Business Park after agreeing a deal for a 13,500 sq ft unit.
The company, which was set up in 1998, makes plastic injection, compression and transfer mould tools. It joins shipping firm Inxpress on the site, leaving only 44,000 sq. ft of warehouse space remaining, along with some small office suites.
Vulcan Business Park has recently undergone a major refurbishment from Beva Group, and the remaining space is available either for sale or to let.
The park was the home of the former Glyn Web premises, which was closed in 2008.

COMMERCIAL property agency p3 property consultants has been instructed to let one of the oldest buildings in Hale.
Ollerbarrow House provides 1,200 sq ft and was originally built around 1740 as part of a larger Hall estate.
The Grade II-listed building is of traditional farmhouse style – two storey plus a converted attic – and was built from small hand-made bricks from a local brickyard. It retains many of its original features including casement and leaded windows, stone cills, exposed beams and small gardens to front and side.
The building was fully refurbished for commercial office use in 1994 and was, until recently, in use as a satellite office by a large law firm.
P3 Property Consultants partner Peter Gallagher said: “Ollerbarrow House is a bit special. It sits on a prominent corner plot located on the main high street running through the village centre.
“It’s ready to go and will accommodate an office of up to nine or 10 people quite comfortably.”

THE Manchester Office of business agents Christie + Co has sold the Simpsons Newsagents business on Main Road in Windermere.
Windermere is a well-known tourist destination within the Lake District National Park, and Simpsons Newsagents is located in the heart of the town centre.
The property comprises a stone, three-storey building with the newsagents and CTN on the ground floor, and a pair of two-bedroom flats on first and second floors. The business has been owned by the current owners for the last six years and it benefits from good year-round trade, which increases during the holiday periods.
Martin Thompson, who is handling the sale, said: “Simpsons Newsagents offers any potential purchaser very large living accommodation and a well-established business with great potential to expand the trade.”
