Lettings latest: Deansgate offices on the market, Leigh Business Park, and more

JONES Lang LaSalle and Cushman and Wakefield are marketing 25,000 sq ft of Grade A space at 201 Deansgate which undergoing a £1.5m refurb.

The agents will be looking to dispose of two floor plates of 10,000 and 15,000 sq ft in the building, which was Deloitte’s former home and has Evans Cycles in a ground floor retail unit.

The revamp includes a remodelled entrance reception, refurbished common areas, shower facilities, and a new air conditioning.

The building which is close to Spinningfields, is owned by AEGON UK Property Fund and currently lists stockbroker TD Waterhouse and insurer AIG Chartis among its tenants.

Chris Mulcahy, director office agency at Jones Lang LaSalle, said: “The proposed works to the building will re-establish 201 Deansgate as a premier property. It has always been a building with excellent fundamentals in place in terms of location and attractive sized floorplates and the 5th floor benefits from an attractive large roof terrace.”

Jonathan Baucher of Cushman and Wakefield, added: “Whilst the market is still challenging, large floorplate, well presented refurbished buildings have continued to be popular in the market and 201 Deansgate fits exactly this profile. The building also has one of the best car parking ratios in the city centre. Interest has already been shown in the building.”

The revamped offices should be ready by mid-December.

MANCHESTER landlord Hurstwood has let 4,500 sq ft to a fitness training firm at Leigh Business Park.

Commando Joe’s, which provides military fitness training for children, has taken unit five on a three-and-a-half-year lease.

Michael Hamilton, director of Commando Joe’s, said: “As Commando Joe’s is going through a rapid expansion, we wanted premises where we could train new staff, welcome guests as well as create workable office space for our team.

“We chose Leigh Business Park as it’s in a great location close to the motorway and perfect for our staff to use as a base as they are out and about in schools all across the UK.”

Leigh Business Park was built by Hurstwood in 2006 and has 13 units. Other tenants on the estate include Renewable Solutions Team and NSA Services (UK).

STARLIMS, a firm which specialises in laboratory data management, has taken 5,500 sq ft at Crossgate House in Sale.

The firm, owned by US pharmaceutical firm Abbot Laboratories, has taken a 10-year lease.
