£2.5m price tag on Liverpool office block

A FOUR-storey office block in Liverpool city centre has been put on the market with an asking price of £2.5m.

The 63,600 sq ft No. 2 Moorfields, on the corner of Morfields and Dale Street, generates annual rent of £256,000 from five tenants including including the Department of Health and Yorkshire Bank.

The Liverpool office of Jones Lang LaSalle (JLL) has been instructed to sell the building on behalf of the joint Law of Property Act receivers.

Associate director Helen Moss said: “No. 2 Moorfields is a modern building and offers significant opportunities for an investor to increase value by maximising income on the ground floor retail and the available office accommodation, there is also a potential to consider alternative uses, such as residential, hotel or student accommodation, subject to the necessary consents.”

Jones Lang LaSalle would not disclose the name of the company that previously owned the building.
