130-acre Leyland site on the market

SOUTH Ribble Borough Council and Pilgrim Technology has appointed CBRE and Matthews & Goodman to sell a former Leyland DAF vehicle testing site at Moss Side in Leyland.  

The 130-acre site, which forms part of a larger masterplan produced by South Ribble Council, has been earmarked as a major mixed-use development to include housing, employment opportunities, a shopping centre and improved public open space.

A development brief outlines potential for up to 850 homes, 54,000 sq ft business park facilities, around 247,500 sq ft of industrial space, and 28 acres of open space including playing fields and playgrounds.

Pilgrim Technology, based in Leeds, is owned by Bluelife Ltd which has some 20 shareholders. The largest stakes are held by Barclays Industrial Development, John Gilchrist, H Pierce and JJ Oliver.

Steven Verity, director of residential at CBRE, said: “South Ribble Borough Council and the Homes and Communities Agency are seeking a development partner in order to move the project onto the next stage. A masterplan of this scale will clearly have a significant impact on the surrounding area, providing much needed homes and boosting the local economy, so it has huge potential for any investor.”

Caroline Hanratty, a partner in the property team at Manchester law firm George Davies, has advised Pilgrim Technology on the joint venture agreement and will continue to act during the sales process.
