Property briefs: St Modwen, Eric Wright and Bartle Court

DEVELOPER St Modwen has submitted plans for the redevelopment of Wigan Enterprise Park.

With falling demand for commercial space at the site it wants to change it to residential use with the construction of 325 houses.

Under the plans Enterprise House and commercial space at Enterprise Court at the park will be unaffected.

The scheme will also include the first phase of a new link road between Seaman Way and Phoenix Way to Manchester Road and Warrington Road.

Nick Whittingham, land director at St Modwen, said: “These plans aim to regenerate the oldest parts of the site that are in real need of investment. St Modwen has made every effort to ensure the future of commercial space on this site.

“However, the recent demolition of a 160,000 sq ft industrial space that had remained vacant for two years, coupled with a challenging business lettings market and the antiquated state of these buildings, meant that a new masterplan was needed for the site.”

PRESTON-based Eric Wright Construction has completed a £28m project to design and build a college on the Cumbrian coast.

Furness College, a 140,000 sq ft four-storey building in Barrow, has already opened to some students.

Managing director John Wilson said: “We’re delighted to have worked on such an iconic building and one that will provide a fantastic learning environment for students in the area for many years to come.

“The eye-catching design means that it really stands out, but if also offers a space that is practical and functional.”

A Preston business park has undergone a series of improvements and been rebranded.

Bartle Court Business Village – formerly Bartle Court – is now under the long term management of Eddisons.

Eddisons has relaunched the business village, located on Rosemary Lane in Bartle, near Broughton.

Recent improvements to the site include new landscaped gardens, a new security system, the completion of previously unfinished units and modifications to the car park.

Mary Hickman of Eckersley, joint property agents, said: “It’s a tremendous location because it’s modern and close to the motorways but offers rural views, perfect for a relaxed and stimulating working environment. Soon after these offices were built we hit recession, so the site has yet to hit its true potential.”
