Property briefs: Sutton Kersh; Livingcity; Legat Owen; Northern Trust

SUTTON Kersh sold 71 (77%) of the 93 properties offered at its recent auction in Liverpool, generating proceeds of over £3.7m.

Post sale activity is expected to push the final figure to around £4m.

The best performing lot of the day was a residential redevelopment in the Mossley Hill area of South Liverpool which sold for £623,000 off a guide of £550,000.

Carleton House on Palmerston Road is a former school and has planning permission for conversion into six flats. The lot also included the adjacent coach house which has planning for a self contained dwelling.

Cathy Holt, auction manageress at Sutton Kersh, said: “This was another strong auction as buyers reacted positively to all types of stock, and showed further evidence of improved investor confidence. We have also been inundated with enquiries for stock which did not sell in the room and I am confident these will result in further sales.”

LEGAT Owen has completed five retail and restaurant lettings in Chester city centre.

Restaurant Yo! Sushi has opened its doors in the former Bench unit on 46 Bridge Street where Legat Owen represented landlord F&C Reit.

Nearby, Links of London have taken the previous Ecco Shoes unit at 15 Eastgate Street. On St Werburgh Street, Ecco Shoes have relocated to the former Warehouse unit with Legat Owen representing the private landlords.

At 3-5 Friargate lettings have been completed for Ladbrokes and Beresford Adams Estate Agents. Legat Owen acted for District Estates.

Dan Oliver, who works in the firm’s retail team, said: “It’s good to see signs of a renewed confidence in Chester city centre retail and leisure sectors. The demand from restaurant occupiers for the Bridge Street area is particularly strong as numerous restaurant occupiers were interested in the unit. NORTHERN Trust has formerly unveiled its refurbished 22,900 sq ft office scheme at Vortex House in Wavertree.

Vortex House is based at Vortex Court a three-building office complex on Enterprise Way at Wavertree Technology Park.

Neil Kirkham, associate director at CBRE, joint letting agents on the scheme, said: “We believe this is the only detached office building of this quality in the 20,000-25,000 sq ft bracket available in the Liverpool city region presently.”

He added: “The fact Northern Trust has speculatively refurbished the premises at considerable expense further illustrates the confidence it has in the quality of the product.”
