Plans in for One New Bailey

PLANS have gone in for a 125,000 sq ft office block at the New Bailey scheme in Salford.

It is being built on the site of the existing Ralli Courts offices on Stanley Street next to the Irwell, along with a 615-space car park.

Funding for both is coming from Legal and General which committed £60m in January. The office is being built speculatively and a pre-let for the car park has been lined up with NCP.

Morgan Sindall has been appointed to build the car park and work is expected to start on the office block in September – subject to the approval of reserved matters – with completion two years later.

Legal & General is a joint venture partner in the English Cities Fund (ECF) which also includes Morgan Sindall’s urban regeneration arm Muse and the Homes and Communities Agency.

ECf is working on the wider £650m Salford Central scheme which includes the £95m New Bailey project. A Premier Inn hotel is also being built as part of the scheme.

Phil Mayall, development director at ECf, said: “The planning application marks a significant point in the development of the New Bailey element of the Salford Central scheme. One New Bailey will provide high quality office facilities that will encourage firms to move into the city and provide a boost to the region’s economy.”
