New plans lodged for stalled Baltic Triangle site

FRESH plans have been lodged for a long-stalled plot opposite King’s Dock on Liverpool’s waterfront.

Neptune Investments has submitted an application for 308 apartments across three buildings at a vacant plot next to the Baltic Fleet pub in Wapping.

The scheme would also have 5,800 sq ft of commercial units and a 360-space car park.

The site has the concrete foundations of a previous scheme which was brought forward by Windsor Developments (Liverpool) in 2007. Work stopped when the business collapsed and its lender, Barclays, has held onto the site.

Two years ago Neptune Developments secured planning permission for a £60m project involving apartments and a hotel, but that failed to move forward due to funding problems.

Now Neptune’s sister company, Neptune Investments, has acquired the site from Barclays and is working with Liverpool architect Falconer Chester Hall and Balfour Beatty on a £40m scheme.

Project director Daniel Hynd said: “We’re taking a long-term investment view of the scheme and doing what I believe is a classic private rented scheme. It’s a typical American model with a hotel-style concierge.”

He added: “We have internal funds and we have a couple of banks we’re speaking to. We’re also on the reserve list for Homes and Communities Agency funding.”

Neptune is hoping to make a start on site in the autumn and will look to incorporate the existing concrete foundations.
