Property briefs: Eddisons; AFC Fylde; Russells; St Modwen; Conlon

THE Manchester office of surveyor Eddisons has been appointed to handle the £6.3m sale of 1 Henry Square, a 49,000 sq ft office block in Ashton-under-Lyne.   

It is 93% let to three tenants, including Pennine Care NHS Trust which has 36,122 sq ft, producing a gross annual income of £573,072.

James Cole of Eddisons said: “This is a major investment opportunity producing significant income from established occupiers, which rarely come to market.

“It forms part of the first phase of the St Petersfield regeneration scheme. The wider development will ultimately consist of 400,000 sq ft of offices, shops restaurants and apartments, creating a diverse and thriving extension to Ashton.”

AN £18m development around a new football stadium on the Fylde has been approved

The scheme, on a 32-acre site off junction three of the M55 at Kirkham, includes community sports and education facilities as well as new retail, leisure and commercial space, and a new ground for non league AFC Fylde.

The club’s chairman David Haythornthwaite, who also runs Lytham vetinary supplies business the Tangerine Group, is behind the venture through a vehicle called Mill Farm Ventures.

The masterplan for the proposed development, which it is claimed could create 200 jobs, has been drawn up by architecture and design practice, the Frank Whittle Partnership (FWP) which has offices in Preston, Manchester and London.

The plans detail all weather pitches for community use, a supermarket, a distribution centre with associated office space, a 63-bed hotel, petrol station and a public. The new AFC Fylde stadium would have a capacity of 6,000 and include a 2,000 all-seater main stand with supporters’ bar, executive boxes and a function room.

MANCHESTER-based Russells Construction has been appointed to carry out a £6.5m revamp of Derwent Holdings’ White City Retail Park in Trafford.

The work will involve adding 59,000 sq ft across five units. Ten existing units will also be refurbished, taking the total space to 148,000 sq ft.

It follows the delivery of similar schemes for Derwent at the Ellesmere Shopping Centre in Walkden and the Anlaby Retail Park in Hull. Russells expects the units to be completed by next spring.

Russells Construction director Gareth Russell said: “The redevelopment of White City is our third retail park project for Derwent Holdings and we’re delighted to have been appointed to deliver it over the coming year.

“Building on our experience of similar projects in Hull and Walkden, we have planned a phased programme which will allow the park to remain fully operational throughout the build and existing businesses to continue trading.”

HOUSEBUILDER St Modwen Homes is releasing the first phase of 39 houses at its site in Lowfield Lane, St Helens.

The development has been named as Radley Park which will ultimately have 161 homes.

Nick Whittingham, land director at St Modwen, said: “This scheme will see the delivery of much needed family homes with the properties designed to a high standard, including quality fixtures and fittings. This part of St Helens is undergoing a great transformation and has long been a desirable part of the town.”

PRESTON-based Conlon Construction has started work on a fire station contract in Leeds worth £1.4m.

The single-storey building will replace the existing two-storey fire station on the same site in Carlton Lane, Rothwell.

Neil Conlon, managing director of Conlon Construction Yorkshire, said: “The new station will be an asset to Rothwell and has been carefully designed to have minimum impact on the nearby conservation area.”

Rothwell is one of nine new fire stations replacing 17 stations across the county by 2020.
