Property briefs: Fairbairn House; ASK Developments; Elan

BRUNTWOOD is considering the sale of its 50,000 sq ft Fairbairn House in Sale.

It is also willing to let the property and has appointed CBRE and Knight Frank.

The seven-storey building on Ashton Lane has floorplates of up to 10,000 sq ft.

Kirsty Littleford, associate director of the office agency at CBRE, said: “Fairbairn House will deliver much-needed quality office product to the South Manchester office market where at present there is limited availability of stand-alone buildings of this size in prime locations and we anticipate keen interest in the office accommodation.”

ASK Developments has swapped The Pinnacle in King Street for HIMOR’s Clarence House in Clarence Street, just of Albert Square.

The developer, which is behind the First Street scheme and the Greengate Embankment office development in Salford, has taken around 2,000 sq ft.

OBI advised HIMOR and ASK represented itself.

HIGHCROSS has secured two new occupiers at its Deva City Office Park, Trinity Way, Salford.

Joint agents CBRE, Edwards & Co and Canning O’Neill have completed deals to interior designer, Décor Fusion, and design and marketing agency, Monitor Creative. Both occupiers were unrepresented.

Décor Fusion is relocating from Quay House at Spinningfields into a 1,431 sq ft unit on a five-year lease. Monitor Creative has also agreed a five-year lease on 966 sq ft.

ELAN Homes has sold the third phase of ground rents on its Saltra residential development in Salford.

The grounds rents on the 60 apartments were pre-sold to a private pension fund for £300,000.

Ben Fallows director of TFC said: “The ground rent market remains exceptionally buoyant with the number of new purchasers for this type of investment increasing. We have further sales due this year and are hopeful of achieving some exceptional prices”.

TFC acted on behalf of Elan Homes and Source IDC for the purchaser.
