Sevendale refurb completes

THE £6m restoration of Sevendale House, an Edwardian warehouse in Manchester’s Northern Quarter has been completed.

The work has created 65,000 sq ft of grade A space and 15,000 sq ft of retail at the block in Lever Street.

Sevendale runs between Stevenson Square and Dale Street and is home to the well-known Fred Aldous craft supplies shop.

It is owned by Manchester-based landlord Philip J Davies Holdings which has refurbished the five upper office floors and reintroduced the original lightwell. The building has floor plates of nearly 16,000 sq ft.

The area is thriving with growing creative firms but lacks high quality office space. A 2012 report on the growth of the technology media and telecoms (TMT) sector in Manchester by Savills estimated that there will be demand for 140,000 sq ft of space from these companies over the next 10 years.

The scheme has been designed by Roger Stephenson and the contractor was ARJ. OBI Property acted as project manager and is continuing to work as the agent along with Daniel Harris & Co.

Mark Davies, director of Philip J Davies, said: “Sevendale House is one of the Northern Quarter’s most striking buildings and this extensive refurbishment has brought it back to its former glory, creating inspiring workspaces within one of the city’s most popular locations. The reinstated lightwell, atrium and glass lifts are key features of the building, which, alongside offering Grade A space at a competitive rent, make this scheme stand out amongst its competitors.”
