Oxford Court office on the market

CBRE has been appointed to sell 6 Oxford Court in Manchester which is tucked between St Peter’s Square and Barbirolli Square.

The 3,700 sq ft four-storey office building is fully occupied by safety consultancy IJS.

Landlord Carnarvon Street Properties, which is owned by Philip, Alan and Daniel Hodari, is selling for £825,000.

CBRE said this represented a net initial yield of 7.45% and a capital value of £222/sq ft.

CBRE’s director of capital markets Will Kennon said: “This property presents a unique opportunity for an investor to acquire part of a prestigious development within one of Manchester’s most sought-after commercial areas.

“Virtual freehold, self-contained office investments of this nature are a rare commodity in Manchester City Centre and as a result, we anticipate high levels of interest in 6 Oxford Court, under-pinned by strong residual values.”
