Peel buys 1,000-acre Hulton estate

PROPERTY giant Peel Group has acquired a 1,000-acre estate in Lancashire close to the M61.

Hulton Park, which sits between Chequerbent, Over Hulton and Atherton, was owned by Hugh Butterfield who inherited it from the last of the Hulton family, Sir Geoffrey Hulton, in 1993.

Prior to that, the estate had belonged to the Hulton family since 1167.

It was put on the market earlier this year with a reported price tag of £8.5m. Agent Smiths Gore described it as, “well located for future development opportunities”.

It is not yet clear what the Peel Group has planned for the estate which has 713 acres of park and agricultural land, 211 acres of woodland and lakes, six farms and seven residential properties. It is close to junction 5 of the M61 and bordered by housing.

Last month the Bolton News quoted tenant farmer Mark Partington as saying the estate needed an investment of around £2m. “It can’t carry on as it is,” he said. Hulton Park generates a rental income of £150,000 a year.

In a statement Louise Morrissey, director of land and planning at Peel said: “Hulton Park is a fantastic property with a lot of history which we believe strengthens and compliments our existing portfolio in the area.”

Peel’s other assets include the Manchester Ship Canal, Mersey Docks, the Trafford Centre and Salford Quays.
