Lettings latest: Sevendale House & Universal Sqaure

A TRIO of lettings has been confirmed at Sevendale House in Manchester’s Northern Quarter.

Recruitment firm Big Cloud has taken 1,098 sq ft, moving its team of five from its office in Spring Gardens, while Equitix, an investor and fund manager of core infrastructure assets, is taking 1,043 sq ft to set 8p its first office in UK outside London.

Technology firm Couchbase is relocating its Manchester team into 2,690 sq ft to accommodate a planned expansion.

The three lettings, all on the third floor, total 4,831 sq ft and follow the 22,765 sq ft letting to Ticketmaster at the end of 2014.

The Grade II listed building, owned by Philip J Davies Holdings and launched in September last year following a £6m restoration, offers 65,000 sq ft of Grade A commercial space and 15,000 sq ft of retail space.

OBI Property are joint lettings agents with Daniel Harris & Co on behalf of Philip J Davies.

Equitix were advised on the acquisition by Manchester agents Mathews & Goodman LLP, while agents Smith Price advised Couchbase on the acquisition.

NORTHERN Way Property Company has completed five deals at its near-11,000 sq ft at Universal Square in Manchester.

New tenants include chemical sector consultancy ZCT Consulting, negligence claims adviser UK Claims Surgery and IT distributor Base Red Technology, taking a combined 9,640 sq ft space at the site.

Two existing tenants have also expanded within the development. Technology services business DST Business Process Solutions has expanded into a 4,215 sq ft suite, while courier Cargo2Go has added 156 sq ft to its existing lease for 644 sq ft.

Universal Square comprises five reburbished office buildings, an on-site restaurant, gym and secure car park with more than 900 spaces. In excess of 50 companies are located at the city centre campus.
JLL and Canning O’Neill are joint agents on the scheme.

Office agency surveyor at JLL, Andrew Rands, said: “Universal Square benefits from a fringe city centre location in Manchester, excellent on-site amenities and Grade A accommodation – which continues to be in shortfall in and around the city centre. We expect such factors will continue to attract new occupiers and retain existing tenants.”

JOINT letting agents, WHR Property Consultancy and DTZ, have secured two new lettings at 39 Deansgate in Manchester city centre.

Richmond Knightly Recruitment is opening its first office in the city having signed a five-year lease for a 2,289 sq ft office suite.

Existing tenant, DocNet, has expanded within the building to now occupy 4,687 sq ft having agreed a new five-year lease. Renting levels at the building are at £13.50 per sq ft.

39 Deansgate, owned by Royal London Asset Management, has recently undergone a comprehensive refurbishment to provide 25,000 sq ft of high quality contemporary office accommodation over eight floors and is also home to The Flight Centre.
