New phase of £100m Ordsall scheme begins
WORK has now begun on the next phase of homes to be built in Ordsall as part of the £100m regeneration scheme led by Salford-based developer LPC Living.
Some 99 homes will be built in total during phases four and five at Hulton Square.
The phases comprise 16 three bedroom town houses and 83 one, two and three bedroom apartments designed by Manchester based architects MPSL and are scheduled for completion in autumn 2016.
Bolton-based construction company Forrest has been appointed to build the homes.
Hulton Square has been developed on a redundant brownfield site which was cleared in the 1970s and overlooks Victorian tree-lined Ordsall Park.
The site is located between the recently renovated St Clements Church, which will soon feature a cobbled street to further enhance the listed building’s character, and Radclyffe Park, the new £50m mixed-use retail centre also developed by LPC Living.
Director at LPC Living Simon Ashdown said: “The homes previously built at the Hulton Square development have proved to be very popular and we are pleased to see work now starting on site to deliver the next phase of homes.
“The properties at Hulton Square appeal to a variety of people including families and professionals due to its proximity to MediaCity and good transport links to Manchester.
“The ongoing regeneration of Ordsall is really helping to turn the area into a vibrant neighbourhood. With a strong sense of community, good local amenities and green space, we expect a lot of interest in the homes on the final phases of this development when they are released for sale next year.”

LPC Living will also create a new public realm as part of the development. The ‘Pocket Park’ will comprise soft landscaping features to provide aesthetic appeal and will be situated at the heart of Hulton Square as a community focal point.
The Ordsall regeneration scheme has already delivered 525 homes in the area and LPC will be submitting plans for a further 200 new homes over the next six months within the framework.
Launched in 2006 the Ordsall Development Framework (ODF) was created to bring about transformational change to historically one of the most deprived areas in the UK. Under the partnership with Salford City Council, LPC Living, which is owned by the Pervaiz Naviede Family Trust, is appointed as the exclusive developer for an area of 180 acres between Salford Quays and Manchester city centre.
