Alliance’s Trident facility filling up fast

MANCHESTER-based developer and investor Property Alliance Group has swiftly secured its third tenant at Trident – the group’s most recently acquired development at Manchester Airport.

The developer also confirmed that it has been granted full planning permission for a spectacular new, 5,000sq ft glass entrance, a significant part of the £7m refurbishment programme currently underway.

Within just sixth month of ownership, the scheme is 90% pre let.

Fast growing endpoint security software firm Avecto has taken a 10-year lease on 29,000sq ft plus car parking.

The company, which also has offices in the US, Australia and Germany, has also just announced another successful year with a set of record results.

Alliance purchased the scheme at the end of January and Russells Construction is currently on-site with a comprehensive refurbishment of the office space.

On completion in Q1 2016, Trident will provide Grade A office accommodation with on-site amenities including new bike storage, shower and changing facilities, a gym with weekly exercise classes and an on site food and drink amenity.

On behalf of Alliance, AEW Architects has designed and secured planning permission for the new remodelled striking glass reception entrance.

This newly built space will connect the three buildings, designed to include the front-of-house concierge team as well as providing tenants with a coffee lounge amenity. The upper floors above the entrance have been designed as contemporary glass fronted meeting rooms, creating a very striking entrance.

In April, Alliance announced that international engineering group Renold plc had taken a 10-year lease on 10,000sq ft on the first floor of Building 2 at £15.50 per square foot.

Rob Peill of Property Alliance Group said: “Trident continues to thrive, and we are delighted to have secured such a rapid succession of pre let deals since acquisition.

“Our experience in maximising the value of an asset and approaching it with the right formula is proven here.

“We take great pride in creating the best environment for our occupiers and in the design and finish of our developments. Our business plan to undertake the significant work on a speculative basis shows our confidence in both the Manchester office market and our ability to provide a high quality package.”

Mark Austin, co-founder of Avecto said: “Our relocation to Trident reflects the rapid pace of growth we’ve experienced over the past seven years. As an innovative technology business, we were looking for an office that reflects our brand personality and the facilities offered by Trident are a perfect fit.”

CBRE, Colliers International & Williams Commercial acted for Alliance, whilst Dunlop Heywood acted for Avecto.
