£50m residential scheme for Liverpool on the way

A PLANNING application for a £50m residential-led development on the prime Baltic site overlooking Liverpool’s new exhibition centre has been submitted.

Elliot Group has tabled proposals for the site bordering Norfolk Street and the dock road, which include a part-20 storey and part-12 storey block by architects Falconer Chester Hall.

The development is targeting owner-occupiers with a mix of predominantly two and three bed apartments.

Developer Elliot Lawless says the scheme will also include a unique entrepreneurs’ hub to support the area’s burgeoning technology start-ups.

“The great thing about Baltic is the mix of uses, not just within the neighborhood but within buildings, too,” said Lawless.

“Norfolk House will have a unique base for start-ups and for other companies in the area to use, with a regular programme of business masterclasses from successful entrepreneurs and ‘how to’ sessions from experts in everything from finance to sales, marketing to human resources.”

Lawless also highlighted the need in Liverpool for larger homes. He said: “There is demand for larger homes  in Liverpool city centre, but the site has to be right.

“We’ve got a cracking location overlooking the docks, the river and North Wales and one of the most interesting neighbourhoods in the city on our doorstep.  If you’re downsizing from the suburbs you don’t want a shoebox – you still want space.”

Amenities will include an on-site residents’ gym, an outdoor spa, basement parking and high quality landscaping.  The location is three minutes’ walk from the Albert Dock and overlooks Queen’s Dock.

The planning application to is scheduled to be heard by Liverpool City Council’s planning committee in December, with work on site likely to begin in early summer 2016.
