325-home plan for Basford East approved

PLANS for 325 new family homes, commercial employment space, improved infrastructure and a new local centre at Basford East, near Crewe, have been given the go ahead by Cheshire East councillors.
The authority’s strategic planning board approved the scheme which could bring up to 1,200 jobs, with the local centre set to feature shops, a health centre and a pub/restaurant.
The application had been recommended for approval by council officers after no objections were received in relation to the plans. It follows a period of community consultation in February.
David Burkinshaw, development director at Muse Developments, said:
“This will breathe new life into the site, long seen as a key development opportunity, and could create up to 1,200 jobs.
“The reaction from the council and the community alike has been positive and, with the new link road in place, Basford East will become a thriving community where people can live, work and access new services.”
The proposals are being brought forward following a Development Partnership formed between leading developer and regeneration specialist, Muse Developments and The Witter Trust, which owns the land.
The 77-acre portion of the site lies mostly to the west of the new Crewe Green Link Road South, the multi-million pound carriageway aimed at unlocking significant investment in the site.
As well as homes and employment space, the approved plans also feature a new spur road enabling development of additional employment land in the future, as well as a landscaped country park.
The Basford East site has been identified in the emerging Cheshire East Local Plan, with consent for the Muse Developments scheme forming the second important phase of delivery. Earlier this year, the Co-Operative was granted consent for a separate portion of the site.
Muse Developments and the Witter Trust were advised by Gerald Eve LLP, as planning consultants, and PPS Group for engagement and consultation.
Meanwhile, Muse has been selected by Conwy County Borough Council as the preferred development partner for a town centre scheme in Colwyn Bay, North Wales.
The development will provide new office accommodation in the centre of Colwyn Bay and redevelop an existing Grade II Listed civic building to the east of the town. The first phase has a gross development value of approximately £36m.
