Runcorn industrial units sold for £3.3m

FOUR industrial units on the Manor Park industrial estate in Runcorn, Cheshire have been sold for a total of more than £3.3m.

The properties have been sold for £3.365m on behalf of London-based Conygar, reflecting a net initial yield of 8%.

Totalling 56,153sq ft, the Sarus Court units are let to two tenants, bringing in a total rent of £284,924 per year.

Tom Dawson, senior surveyor at Manchester-based agent and property company Knight Frank, said: “This transaction is one of a number of recent, multi-let industrial investment sales across the North West.

“With the occupational market remaining strong, there is an increasingly high demand for these types of opportunities, particularly in the regions outside of Manchester, including Cheshire and Liverpool.”

Manor Park is a 300-acre office and industrial park located directly north of the A558, which provides access to J11 and J12 of the M56 motorway to the south. The estate is occupied by a significant number of established operators including DHL, Eddie Stobart, Lidl, UK Mail, Kuehne & Nagel, Howdens Joinery, Rehau, Matthew Clark and B & M Bargains.
