Developer launches scheme for 1,000 homes on former brewery site

A MAJOR new residential scheme on the site of the former Boddingtons Brewery in Manchester is to be launched by property investment and development company Realty Estates.

A planning application for the site which the company has owned for some time is expected to be forthcoming soon.

The UX Manchester scheme adjacent to Victoria Station and Manchester Arena on the Manchester Inner Ring Road, will include 200,000sq ft of Grade A office space, in addition to 80,000 sq ft of commercial mixed-use units, set within high quality public realm.

It will also provide more than 1,000 apartments as part of a new city centre neighbourhood, with the intention of delivering a ‘cradle to grave’ private rented sector living experience for new residents.

Realty chief executive Yousef Tishbi said:  “With Manchester city centre exhibiting strong demand for both quality PRS and well-connected commercial premises, UX Manchester will provide an ideal home for ambitious businesses and the growing young professional community.

“The site brings a huge potential for a landmark PRS scheme, which will be centrally managed to redefine city centre living. Our vision is to provide shared on-site amenities, including a gym, high-quality socialising spaces and additional retail and leisure units.

“UX Manchester also has the potential to deliver a variety of commercial space, from large office floorplates to smaller suites to suit both small and large scale businesses, each able to benefit from a unique User Experience.”
Deloitte Real Estate is advising Realty Estates on UX Manchester, supported by WHR and Savills.  AHR is the architect on the scheme.

Simon Bedford, partner at Deloitte Real Estate, said: “The former Boddingtons Brewery presents a significant development opportunity thanks to its strategic location within the growing city centre.

“The site sits within walking distance of Manchester city centre’s thriving central business district, enabling potential residents to easily access employment locations. #

“Its proximity to Victoria and Piccadilly stations also means office occupiers will be able to draw upon a wide range of talent and skills, both from within Manchester and further afield through the excellent transport network.”
