Investor and developer set to create new city neighbourhood

PROPERTY investor and developer Property Alliance Group has been given the go-ahead for plans to develop a new neighbourhood close to Manchester’s Piccadilly station.

‘Oxygen’ will have a landmark 31-storey tower delivering 345 apartments, 12 family town houses creating a new street, leisure and amenities as well as exclusive sky gardens.

Residents will have access to the development’s own spa – oxygenated pool and gym, be able to book party rooms for their own events, enjoy sunsets from the roof garden and even grow their own herbs and vegetables on stepped, south facing allotments.

Dylan Williams, development director at North West-based PAG said: “We believe Oxygen will be a residential game changer for the city – a new benchmark in urban living. It has been designed with the long term resident in mind and will deliver very high quality accommodation supported by high quality amenities.”

The development sits in a prime location five minutes’ walk from Piccadilly railway station, close to the Metrolink tram network and on the doorstep of the vibrant Northern Quarter.

The scheme has been designed by the Manchester studio of 5plus Architects to offer light filled living spaces, many dual aspect with wide city views and a vibrant and animated street scene.

With all the amenities it offers it will be a true vertical village and the design provides a welcome regeneration to the area around Piccadilly. The town houses wrap the base of the development with front doors off the street that will create new activity on Store Street while the entrance to the apartments will be via a dramatic stepped entrance leading into a double height lobby with concierge desk.

The podium level sits above the townhouses and is set back from the building footprint physically separating the plinth of the building from the residential apartments above. It provides both internal and external amenity space for residents and houses the spa – oxygenated pool, gym and community hall space.

The south west corner of the development has been designed to accommodate a stepped allotment terrace where residents can grow their own food. Generous storage and parking provision, along with the 24-hour concierge and support from the onsite Oxygen team will ensure that all the needs of the most demanding lifestyles are met.

There is also scope in the plans for amenity spaces including a coffee house, convenience store and dry cleaners at ground level.
