Fledgling lettings firm on course for £500K revenue

ENTREPRENEUR Cristina Cornforth is targeting annual turnover of £500,000 just two years after launching easy2let Manchester, her residential property sourcing, letting and management business for landlords and investors.

Since 2014 Carnforth has already established a portfolio of about 50 residential units in properties in Oldham, Shaw, Blackely, Moston, Salford, Eccles, Partington and Altrincham.

For tenant sourcing, she works with the private rented market and local authorities in Greater Manchester.

During the next 12 months she plans to increase the size of the business by adding further properties throughout south Manchester, and is now actively seeking investors and landlords in this area.

The business based in Failsworth, Manchester, sources and manages rented residential properties for landlords and investors by offering fully guaranteed rents which allow her client landlords to hand over a rentable house on a three-to-five-year lease, with any voids, damages and full management cover met by easy2let as the new landlord with a direct monthly rental payment under the lease agreement.

She will also specialize in sourcing properties for investors and developers in Greater Manchester, which allows them to expand their property portfolios in selected areas with strong commuter links while providing value for money with strong returns.

Carnforth used crowdfunding providers The Funding Circle and Capital On Tap to secure the finance required to start up as holder of the Greater Manchester franchise of Portsmouth-based letting agents easy2let.

She said: “Compared to standard letting agents trying to let 50 properties in one go, I use my in-depth knowledge of local markets to personally source properties in carefully researched areas of Greater Manchester.

“My landlord and property investor clients all enjoy a personal and attentive service with me guaranteeing to manage each property as though it were my own, with only the best tenants carefully chosen for properties that are regularly inspected.

“I maintain a close relationship with all tenants to ensure the property is looked after properly and retain a team of trusted tradespeople to attend to any issue promptly and efficiently with cost effective rates.”

In the third and current year of operating easy2let Manchester, Cristina reports: “Demand for rented properties from professional people and other tenants continues to rise, and my target for boosting the size of the business is based on a clear confidence that Greater Manchester’s attraction as a place to live and work is still very much on the upward curve.”
