Plans for multi-million pound Green Quarter tower

PLANS have been submitted for a multi-million pound residential development in Manchester’s Green Quarter.

Manchester-based HOW Planning has tabled the full application for No 1 Lord Street, designed by architect Leach Rhodes Walker.

The scheme, which is being developed by Stockport company Anglesource, is on the corner of Lord Street and Cheetham Hill Road.  

Plans are for 192 new apartments, 76% of which with balconies, over 16 floors (15 storeys with 16th floor part mezzanine).  It will also include 2,000sq ft of ground floor retail space which will be leased to an independent trader

James Berggren, senior planner at HOW Planning: “The new scheme represents a great opportunity for redevelopment of this site, providing high quality residential accommodation in the city centre and contributing to the on-going regeneration of the area.”

The site is partially vacant, comprising surface parking and a single storey cabin style building and sits within the North Manchester Regeneration Area on a major route into the city centre.

Proposals include demolition of the existing structure to be replaced with the new residential scheme, which supports the objectives of Manchester City’s Core Strategy.

The new scheme provides a two-fold opportunity to dramatically enhance what is a gateway location to the city centre and to provide a building of stature with distinctive design which completes the Green Quarter development.  

Christian Gilham, director at LRW said: ‘I am especially pleased to be able to design what we consider to be the best final building in the development, to complete the Green Quarter scheme, a comprehensive development LRW started nearly 10 years ago and which remains Manchester’s largest comprehensive residential development – a precursor to PRS some may say.”

The full planning application is supported by an Environmental Impact Assessment, which has also been prepared by HOW.  The development will offer a mix of one, two and three-bed apartments, with one four bed also available.
