Smart garment company is perfect fit for refurbed office

A SMART garment company which originates from a project by the University of Manchester’s biomedical engineering department is the final tenant to sign up to the newly-refurbished 31-33 Princess Street in the city.

Watch This Space, working in a joint venture with Roundhouse Properties, has signed up SmartLife for the 7,000sq ft building.

SmartLife specialises in developing smart garment technology with applications across many markets from sport to healthcare to the military.

It has moved from serviced offices on King Street to take 1,500sq ft on a six-year lease at a rental income of £18.50 per sq ft.

The company will join tenants including digital marketing company, Clickoo, salad eatery, The Street Garden, Clarity’s Hairdressers.

In the summer, Watch This Space launched a co-working space for property professionals on the top floor named That Space and is now home to organizations including Falconer Chester Hall, CW Studio, Cooper Rose Real Estate.

Michelle Rothwell, founder of Watch This Space, said: “SmartLife is a really great match for our property, which has been geared towards supporting health and fitness in the workplace.

“We’ve installed showers and cycling facilities to encourage our tenants to keep active. In That Space, we have stand-up desks and in the evenings the space is used for yoga classes.”

Our design for the fit-out will have exciting quirks like a running machine, and being based in the heart of the city will support the growth of our business.

Office letting agents for the scheme are Savills and JLL and retail agent Hynes Illingworth.
