Drury House up for grabs for £4.5m

A Liverpool office building with pre-application approval to be converted in to 141 residential apartments has been brought to the market for £4.5m.

Drury House on Water Street has been listed by Hitchcock Wright & Partners, which is acting on behalf of a private client.

Drury House is currently used as an office building comprising 32,206sq ft across seven storeys.

The pre-application approval offers the capability to create 141 contemporary residential apartments utilising the existing expansive glass panelled frontage to Water Street and an additional new build development to the Drury Lane elevation. The redevelopment proposal would comprise 108,644 sq ft in total.

Hitchcock Wright said other commercial uses, such as a hotel, would also be suitable for the site.

The property, close to the junction of Water Street and The Strand, Drury House, sits in the heart of the UNESCO World Heritage site among the iconic Three Graces. With James Street station nearby, the building offers easy access to the whole of Liverpool and the Merseyside region.
 
Drury House lies in close proximity to Castle Street’s bustling food quarter, the Albert Dock and in easy access to Liverpool One retail complex.
