AON takes 17,000 sq ft at 40 Spring Gardens

US insurance giant AON has taken 17,280 sq ft of space at the 40 Spring Gardens complex.

The company, which sponsors Manchester United, has taken the space on a sub-lease.

40 Spring Gardens was developed by Newton-le-Willows property developer Langrtee but was sold earlier this year to Climate Change Capital in a deal understood to be worth £45m. Only one floor remains available at the building following the sub-letting.

AON was advised by CB Richard Ellis. John Ogden, managing director of CBRE Manchester, said:  “The deal is testament to the resilience of Manchester’s central business district (CBD). AON has acquired a first class building in relocating to one of Manchester’s best business addresses, and has dramatically improved its operational efficiencies.

“The deal is one of a number of lettings over 15,000 sq ft to complete recently in the Spring Gardens/King Street area. AON was attracted to 40 Spring Gardens by its low carbon credentials and low operating costs. In addition, it was great that Climate Change Capital expedited the transaction very quickly which was critical to AON’s timing.”

CB Richard Ellis acted on behalf of AON. CBRE and WHR Property are joint agents for 40 Spring Gardens.
