Asda snaps up distribution unit in Warrington

INVESTMENT manager Prupim has let a 370,000 sq ft former DHL unit at Dallam Lane in Warrington to supermarket giant Asda.
The retailer has taken a five-year lease on the unit, which will be refurbished prior to occupation in January next year, with 20 new dock-level loading doors being added. It is paying a rentail of £1m per year.
Prupim was represented advised by CBRE and Asda was advised by the Manchester office of Colliers International.
Mike Walker, head of Colliers’ Manchester industrial team, said: “Asda had a requirement for additional ambient space in the area with a reasonable level of flexibility.
“The Dallam Lane unit is in a good location and following the improvements to the unit and the loading it will work well from an operational perspective.
“The deal required both Asda and Prupim to work together on the specification for the works to the building that will produce a good building for both landlord and tenant.”
Jonathan Thorne, associate director at CBRE North West, said: “The deal is a positive sign for the industrial property market, where there are still deals to be done – especially in the North West.
“The region benefits from its established reputation as one of the UK’s primary distribution locations, and the motorway network is a significant draw for firms looking for fast access to the rest of the country.”
