Flurry of deals sees new industrial scheme 75% let

A new commercial property scheme built near Bournemouth only has 25% available to let following the latest round of occupancy deals.

Bedrock Park is a 26-unit speculative development of industrial, logistics and trade counters at Vulcan Way, Ferndown Industrial Estate, Wimborne.

Property consultancy Vail Williams and Realest are joint marketing agents for the 187,528 sq ft scheme which officially opened two years ago in April.

Bryony Thompson, a partner at Vail Williams in Dorset, said: “Bedrock Park has proved popular with businesses, with 75% now let following two trade counter deals, and we anticipate keen interest in the remaining units on site.”

Unit 1 at 2,774 sq ft, one of 12 trade counter units, has been let to Trade Counter Mate, a supplier of windows, doors and roofing systems to the trade in the south of England.

Unit 11a, at 3,640 sq ft and in the same block, has been let to Reheat Aero, a maintenance, repair and operations and aftermarket provider for aircraft galley equipment and cabin interior products.

Other brands which have moved into the trade counter units are Breeze VW (Ducati), Careco, South Coast Traffic Management, Leader Belting and Grosvenor Carpets.

Eight of the trade counter units are now occupied, with four available.

Five larger warehouse and logistics buildings, units 13 to 17, are all let; occupiers are Bunzl, Look Space, HDM Solar and Glow Green.

Of the nine light industrial and warehouse units, three are let, with those available ranging from 3,975 sq ft to 6,260 sq ft.

Occupiers there are Anniversary House, a manufacturer and distributor of cake decorations and baking accessories, and Logiscom, a logistics company organising transport, reloading and distribution nationally and internationally.

Latest environmentally friendly technologies were used to reduce the costs of occupation, with EPC ratings of A and B achieved.

Green technologies include low air permeability design, electric vehicle charging points, photovoltaic panels on units 18 and 22-26, high-performance insulated cladding and roof materials, increased natural lighting in warehousing and secure cycle parking.

Located on the premier industrial location in the Bournemouth, Poole and Christchurch conurbation, all the units, which come with electric loading doors, are available leasehold.
