New tenant moves into multi-million pound warehouse

A new multi-million-pound warehouse unit has been completed near Bristol by commercial property developer Barberry Industrial on behalf of a leading document storage company.

Barberry developed the 44,500 sq ft unit at its mid-box logistics scheme in Avonmouth on a build-to-suit basis after a pre-sale deal, for an undisclosed sum, with The Hill Company.

Known as Barberry 44, the new unit is located at Central Park on a 4.23-acre site between junction one of the M49 and junction 17 of the M5, situated alongside a recently constructed speculative 14,000 sq ft warehouse unit also recently let to Vertical Aerospace.

Barberry has used the latest environment-friendly technology to minimize the dependency on fossil fuels and help to reduce CO2 emissions and the costs of occupation for its customers.

The Hill Company is a document storage, scanning and shredding specialist which is dedicated to records management. It operates state-of-the-art secure records centres using industry leading technology.

Jon Robinson, development director at Barberry, said: “We are delighted to welcome our latest customer Hill Company to Barberry 44, a state-of-the-art unit with excellent environment-friendly credentials situated at the South West’s premier distribution location.

“We have constructed the unit as part of a built-to-suit turnkey package to The Hill Company’s precise requirements after agreeing a pre-sale deal before work got underway on site. We are excited to announce we have now reached practical completion of the development and we look forward to seeing The Hill Company thrive in its fantastic new facility, aiding them in progressing their impressive business expansion throughout the UK.”

He added: “The completion of both Barberry 44 and Barberry 14 demonstrates Barberry’s continued investment in the South West region. This latest development will secure significant job opportunities while helping to address the shortage of new, high quality manufacturing, industrial and warehouse accommodation.”

James Hill, managing director of The Hill Company, said: “We have made a significant investment in the South West and we are very proud of our new regional headquarters. I would like to thank Barberry Industrial for delivering a building of the highest quality. We are now looking forward to working with businesses across the region, delivering the very best document storage, scanning and shredding services.”

Agents on the scheme were Russell Property Consultants and Knight Frank.

Chris Miles, of Russell Property Consultants, said: “This was a fantastic transaction for RPC to be a part of, working with Barberry and the Hill Company. Central Park benefits from an historic 1957 planning consent which enabled us to deliver this bespoke high spec unit with 20-metre eaves in a quick timeframe.  This established location now boasts occupiers such as Volvo, Wren Kitchens Amazon and DHL, and is going from strength to strength.”

Barberry is amongst the many major companies attending UK REIIF this week. Supported by a high number of regional combined authorities, local councils and Government departments – as well as the largest developers and investors from across the UK and internationally – the event gathers all the key players, influencers and decision makers within the investment and real estate markets to highlight investment and development opportunities, whilst connecting and facilitating new relationships to drive economic growth through development and regeneration.

Barberry has a 3.6 million sq ft industrial/logistics development portfolio with a Gross Development Value exceeding £500m. It is developing a £40m state-of-the-art manufacturing and design facility for a global leader in engine and flight controls systems in Gloucestershire.

The 207,000 sq ft centre of excellence for Moog’s Aircraft Controls Segment is being built on a 10-acre site at Ashchurch near Tewkesbury.
