Refurbishment completes on 10 Temple Street to improve city office offering

A major office refurbishment in the heart of Birmingham’s business district has been completed.

The work on 10 Temple Street brings an additional 35,707 sq ft of Grade A specification commercial accommodation to the city’s offer.

The eight-storey building, owned by Freshwater Group, was stripped back to its frame to allow the refurbishment to take place.

The work has brought the building up to date and it now offers flexible floorplates with a contemporary feel, large windows and semi-exposed services.

The floorplates start from 4,909 sq ft, with floors four to eight able to be split to accommodate multiple tenancies.

All common areas, including the main entrance and reception, have also been remodeled and upgraded, with the reception featuring an innovative disabled sesame lift which folds away into the building’s stairs at the push of a button when not in use.

Externally, 10 Temple Street has received new signage and a new façade including a refreshed entrance and cladding to reflect the modern interior.

JLL and KWB have been appointed as joint letting agents for the building, with rents starting at £19.95 per sq ft.

Jonathan Carmalt, of JLL, said: “Since the completion of the refurbishment of New Street Station and realignment of the main access to Stephenson Street, Temple Street has become an even more popular street, linking the Colmore Business District to the station and retail areas.”

John Bryce, of KWB, said Temple Street had continued to see significant levels of interest and investment from a range of sectors, with interest from commercial and retail occupiers.

Plans have been submitted for a new Mexican-themed restaurant in the adjoining unit (13 Temple Street) formerly occupied by TSB Bank, while a similar scheme is thought to be in the offing for the former Temple Street Social, which is opposite the new office.

Andrew Thomson, of Freshwater, said: “Our view is that 10 Temple Street represents a leading example of sustainable commercial space in Birmingham.

“We wanted this building to be as sustainable as possible and have worked hard to ensure that the systems that have been put in place meet the requirements of modern occupiers.”

In recognition of its city centre location, 10 Temple Street has includes cycle parking provision in the basement with secure storage racks, showers, lockers and male and female changing facilities.
