Guardian House in West Bromwich

Toshiba has taken the first floor of Guardian House in West Bromwich, which was the remaining space in the town centre office building.

The building was formerly occupied solely by Challinors Solicitors which collapsed with debts of £11m in 2013.

Toshiba TEC UK Imaging Systems has agreed a 10-year lease for 6,400 sq ft, which had been marketed at £11.50 per sq ft.

Bond Wolfe managing partner James Mattin said: “This is a prominent building fronting the Tesco-led New Square development.

“The deal with Toshiba TEC UK Imaging Systems brings to a conclusion Bond Wolfe’s most productive ever quarter following a string of strong sales and lettings.”

Toshiba joins Sandwell Inspired Partnership Services and law firm Clark Brookes Turner Carey at Guardian House.

9 Colmore Row, Birmingham

FTSE 100 housebuilder Berkeley Group has moved into 4,700 sq ft of office space at 9 Colmore Row after taking over an existing lease.

Berkeley Group has relocated its West Midlands headquarters from Solihull to Birmingham city centre, where it will use its St Joseph Homes brand.

Acting jointly on behalf of BNP Paribas Real Estate, KWB and Savills agreed an assignment of the remainder of a lease which expires in 2020.

KWB’s Mark Robinson says: “9 Colmore Row is a suitably prestigious city centre address in keeping with Berkeley Group’s vision and values.

“As a FTSE 100 company Berkeley Group also provides a great covenant for our client.”

NFU Mutual has moved its Worcestershire office from Bromsgrove to Redditch, agreeing a 10-year lease on its new premises.

The insurance specialist has moved into 2,800 sq ft at Brockhill Court in a deal advised by John Truslove. The move means Brockhill Court is now fully let.

“Brockhill Court is a popular and successful development,” said Ian Parker, a director of John Truslove. “Many of the original characteristics and features of the barns have been retained.”

Richard Ralph, of NFU Mutual, added: “We were looking to upgrade our premises and Brockhill Court was ideal.

“Being a high-quality barn conversion located in open countryside with superb views, we were pleased to make the move.”
