Solihull-based Living Space Housing has secured planning for a third housing development in Telford.

The scheme of 38 homes off Park Road have been designated for affordable rent.

The 2.1-acre development site has a gross development value in excess of £6m. Living Space Housing assembled the land, secured the planning permission and will construct the scheme.

The company said it is in the final stages of negotiations with a large Midlands-based housing organisation who it will deliver the new homes on behalf of.

Steve Davies, managing director of Living Space Housing, said: “We are delighted to have a Resolution to Grant for our Park Road scheme, which was achieved during the Coronavirus lockdown via a virtual committee meeting. Having engaged in constructive pre-application discussions with the Local Planning Authority and then having worked closely with key consultees throughout the planning application process, we are delighted to have developed a positive working relationship with the Council, which we can look to build upon in the near future on other known development opportunities.

“This is our third development in Telford in quick succession and we are looking to bring forward three more sites in the town to help address the Local Authority’s affordable housing needs. We are also actively seeking other immediate and longer-term development opportunities and have the funding in place to progress these deals. We would encourage agents, developers and landowners to get in touch and explore how Living Space Housing can offer a safe and viable alternative for your residential land.”

Living Space is a development-led residential planning, design and construction services solution for Registered Providers, PRS Funds, the NHS, Universities and Defence Estates. Having launched to the market last year, the company is already on site at its first three developments. It has a total of 357 residential plots under control across the Midlands, representing a combined construction value in excess of £41million.

Four weeks ago, the company announced that it has secured a 6.3-acre site off Majestic Way in Telford from Homes England, with the disposal being managed by Telford & Wrekin Council as part of the Telford Land Deal.

Living Space’s first three live development sites comprise 26 homes located off Britannia Way in central Telford, 51 homes at Pixiefields in Cradley, on the outskirts of Malvern, Herefordshire and 48 homes at the former Victoria Carpets Sports Ground on the outskirts of Kidderminster town centre in Worcestershire.

All are mixed-tenure schemes. The latter two are in conjunction with affordable housing provider Stonewater, while Living Space’s remit covers all aspects of land acquisition, planning, development and construction.
