Iconic Birmingham office building available to let

Ingenuity House, one of Birmingham’s most iconic office buildings, has become available to let.

The futuristic five-storey landmark, which has an anodised aluminium exterior, comprises 113,637 sq ft of Grade A office space which includes a central atrium, 79 meeting rooms, 76 breakout spaces, eight training areas and a cafe.

Douglas Bonham, head of the Birmingham national offices team at real estate advisor Colliers, said Ingenuity House could attract a major employer to Birmingham, as it is expected to appeal to potential occupiers ranging from blue chip companies to Government departments.

“Ingenuity House is arguably the ultimate office building, offering the best in class solution in terms of connectivity, award winning design and specification, innovation, environmental credentials and parking allocation,” he said.

“It was only constructed in late 2017 and provides the M42’s only ‘smart building’, with the largest, most efficient, floor plates in the West Midlands outside of Birmingham city centre.

“In addition to offering a superb specification, it is strategically located at a major commercial hub, adjacent to Birmingham International Airport and Railway Station, and in close proximity to the National Exhibition Centre and the proposed Birmingham Interchange HS2 Station.

“It is therefore likely that it could attract a major employer to Birmingham, given its suitability to businesses such as blue chip companies requiring headquarters premises or a major regional office. It is also likely to appeal to government departments presently located in London but seeking to move out of the capital to benefit from cheaper office rents.”

Ingenuity House, which is being marketed by Colliers on behalf of Interserve, has the biggest floorplate in the M42 area, and is available either in part from 26,210 sq ft or in its entirety of just under 114,000 sq ft.

Designed by Sheppard Robson architects, Ingenuity House opened in 2018.
