Flexible workspace provider, x+why, is set to open at Brindleyplace after agreeing a joint venture to operate 40,000 sq ft of space at the estate.

Landlord Hines has partnered with x+why to operate the first, second and third floors at 6 Brindleyplace.

x+why currently operates four locations in London: Chiswick, Spitalfields, Midtown and Whitechapel, and its new Brindleyplace base represents one of its first moves outside of London.

As part of the agreement, Hines and x+why will invest jointly in the new facility.

Rupert Dean, CEO of x+why, said: “When we have been looking for options outside of London to expand our business, it was important to us we chose locations which gave us the best opportunity to meet our targets and provide spaces which go far beyond only providing space in which to work.

“We know the office is not just about a place to be from 9-5pm, but a place to build culture, learning, mentorship, collaboration and fun. This building, at the heart of Brindleyplace, combined with the values alignment we have alongside Hines, makes this a really exciting opportunity for us and one we cannot wait to bring to life.

“Brindleyplace is a fantastic location centred on wellbeing and sustainability, two of our biggest drivers. It also has a wonderful environment that sits comfortably in its own part of the city as well as being an integrated into a larger business eco-system. There is already a deep-rooted sense of community already established at the estate as well, and we can’t wait to bring our tenants to a location which offers high-quality workspace with a host of brilliant amenities and opportunities on its doorstep.

“Moving to Birmingham and Brindleyplace is a hugely exciting step for x+why, and we’re really looking forward to welcoming tenants to what will be a hugely innovative and design-led space early in 2022.”

A fit-out of the new facility will begin shortly and is scheduled to open at the start of 2022.

Raj Rajput, managing director – asset management, UK, at Hines, added: “We’ve had a great deal of interest in the space at 6 Brindleyplace from a range of flexible workspace providers. Our priority was to work with a business which would bring added value to the wider estate while aligning with our core values and x+why fit the bill perfectly.”

Savills acted on behalf of Hines in the agreement.
