Birmingham city centre office building hits the market with £13m price tag

A prominent office building in Birmingham’s central business district has been put on the market for more than £13.25m.

CBRE has been instructed to sell 35 Newhall Street on behalf of the West Midlands Pension Fund.

35 Newhall Street is in the heart of Birmingham’s CBD, just 150 metres from Colmore Row. The six-storey building comprises 53,281 sq ft of office accommodation, with flexible floorplates of 9,000 sq ft. The quoting price reflects a low capital value of £250 per sq ft.

Nick Woodward, executive director in CBRE’s Birmingham capital markets team, said: “Birmingham is a leading regional office investment market, characterised by strong tenant demand, a supply shortage of quality space and a limited development pipeline.

“35 Newhall Street provides an exciting opportunity to comprehensively refurbish and reposition a strategically located office building, capitalising on the strength of the local occupational market.”
