Occupiers sought for seven storey office building

A seven-storey office building in Burton-on-Trent has been brought to the market.

Crown House was previously occupied by the DWP and is available to let as a whole or in parts from April next year.

Andrew Groves of Harris Lamb, who is marketing the opportunity, said:“Following the detrimental impact that Covid-19 restrictions had on the office market throughout 2020 and 2021, the sector has bounced back, with workers and employers keen to resume business within an office environment and engage face-to-face with colleagues. One factor that has changed, however, is the emphasis that employers put on their workspace, with many choosing larger floor plates and changing layouts to create a more spacious environment with break out areas and zoom booths, and at 47,500 sq ft, Crown House certainly offers plenty of space.

“A prominent building in the town, Crown House is located on New Street, adjoining Coopers Square Shopping Centre, and lies within easy reach of surrounding towns. The A38 dual carriageway is accessible via both the Branston Junction and the Derby Road Junction, providing convenient access to Derby, Lichfield, Sutton Coldfield and Birmingham. Burton Railway Station is just half a mile away.”

He added: “Set over seven storeys, the building will become available for occupation in April 2023 and can be let as a whole or in parts.

“The ground floor, which is currently being utilised as a Job Centre, has the largest floor plate of 7,805 sq ft, and has a separate access point located on New Street, making it an ideal space for business requiring public access. Floors one to six offer floor plates varying from 5,831 to 6,792 sq ft, with service cores at each end accommodating stairs, lifts and toilets, and may be let individually or combined to suit occupiers’ needs.”
