A pair of town centre retail premises in Nuneaton which both have strong trading tenants are set to tempt investors in Bond Wolfe’s February auction.

The properties, which house Waterstones bookstore and the My Fone World mobile phone shop, are located in the pedestrianised trading location of Queens Road.

James Mattin, managing director agency at Bond Wolfe, said: “These premises house well-established businesses and generate strong rental income, which will make them both highly attractive to investors based both in the UK and overseas.

“We predict some highly competitive bidding when these lots come up for sale at our next livestreamed auction on Thursday, 9 February.”

The property at 3 Queens Road is listed with a guide price of £295,000 plus and currently generates rental income of £30,000 a year.

A corner property over two floors, the ground floor trades as My Fone World on the ground floor, with ancillary accommodation on the first floor. The company has a 15-year lease on the premises, due to expire in March 2030.

The Queen Road premises will be among scores of properties appearing in Bond Wolfe’s next auction which is due to start at 9am on Thursday 9 February.
