Planning submitted for final phase of £60m student scheme

Investor and developer Volume.Property has submitted a planning application for its third and final phase of the Volume Works student development.

The proposed plans would add 220 beds to the existing 156 beds across the wider £60m project in Birmingham’s Gun Quarter.

Work began on its second phase in March, which will house 107 students across seven storeys when completed in summer 2023.

Finance for the final phase of the scheme comes from Hortus Investments, which was founded in 2019 by members of Birmingham’s well-known Horton family

Designed with the needs of students in mind, Phase 3 studios will feature high-spec amenities, storage space, high-speed internet, and en-suite bathrooms. The communal areas will offer social spaces, study areas, a gym, and outdoor space.

Provision has been made for a minimum of 48 cycle parking spaces, to promote sustainable transport to and from the development.

The application is currently under review by the local council, and if approved, construction is expected to begin later this year. The development is scheduled to be completed in time for the start of the 2025/26 academic year.
