Black Country land deals complete

A pair of Black Country land deals with a combined value of almost £900,000 have been sealed by commercial property agents Bond Wolfe.

The first sale involved a plot of land on the east side of the Oak Court housing development, on Dudley Road in Brierley Hill.

This was sold to an undisclosed buyer for £450,000 by Oak Court Trading.

This site was originally a car park for the former Intercontinental Hotels call centre but had been cleared ahead of initial plans for residential development, with an indicative scheme for 52 units, subject to planning permission.

James Mattin, managing director agency, at Bond Wolfe, said: “This is a strategic site sitting close to the Merry Hill centre on the main thoroughfare and was deemed surplus to requirements for the neighbouring residential development scheme.

“We continue to see strong demand for sites with a variety of potential uses throughout the West Midlands.”

Law firm Knights of Leeds acted for Oak Court Trading, while Switalskis of Knaresborough represented the buyer.

The second deal was a retirement sale of a yard housing a timber and fencing company, at 49 Tat Bank Road in Oldbury, which achieved a price of £420,000.

The undisclosed buyer was represented by Solomons Legal of Solihull, with Harbans Singh & Co, from Birmingham, representing the seller.

Mattin said: “Industrial sites such as this with existing warehousing, yard space and potential for further development are few and far between in the current market so it was no surprise that this opportunity attracted a lot of early interest.”
