Office building sold to private developer

Bond Wolfe has sold a freehold former office building built in the 1880s in Bilston for £470,000.

Wellington House at 3-5 Wellington Road has been sold to an unnamed private developer who intends to convert the property.

The building of approximately 6,700 sq ft with rear car parking and grounds was offered with the potential for a variety of uses, including residential conversion, subject to planning permission.

It stands on a prominent corner location with rear access and parking available via Caledonia Street and is in close proximity to Midland Metro.

James Mattin, managing director of Bond Wolfe, said: “The property went under offer very quickly after we launched the marketing, which is a strong indicator of a robust appetite for alternative use opportunities, even during challenging economic times.”

Law firm Bevan Brittan acted for the seller and FBC Manby Bowdler advised the buyer.
