Housebuilder snaps up 75-acre Warwickshire residential plot

Hospital Lane Richborough

Persimmon Homes has acquired a 75-acre development plot in Bedworth, Nuneaton and is set to construct up to 455 homes.

Richborough has completed the sale to the developer, which plans to create a range of one to five-bedroom homes, alongside a 55-bed senior living facility and 3.5-acre district centre.

25% of the housing on the site at Hospital Lane will be designated as affordable.

22 acres of open spaces will also be included in the scheme, featuring amenities such as a children’s play area, outdoor and green gym facilities, a community orchard and allotment, and a wildlife park.

The transaction was facilitated on behalf of the landowner, the Nicolas Chamberlain Trust, with representation from Godfrey Payton Chartered Surveyors.

Anabel Christmas, regional director at Richborough, said: “We are thrilled to have secured Persimmon as a development partner, representing our first-ever sale to them in our 20 years of business. Huge congratulations go to them as well as our landowner. This new development will be an attractive, high quality and sustainable place to live, bringing much-needed new housing and community facilities.

“Huge thanks to our expert in-house specialist team and supporting consultants who carried out extensive technical due diligence, designed the masterplan, secured planning permission in July 2023 and led the marketing process.”
