100,000 sq ft office block takes next step in transformation

A seven-storey office building and former BT digs in Stoke-on-Trent is taking the next step in its transformation with the appointment of an agent.
Telecom House is suitable for various alternative uses, subject to planning approval, with the vendor currently seeking prior approval to convert the 102,000 sq ft property into residential apartments.
Harris Lamb, commercial and residential land agents, have been appointed as sole agents for the property and are inviting offers for the freehold of the Trinity Street site.
Andrew Groves, of Harris Lamb’s Stoke office said: “While Telecom House has most recently been used as a Midlands office hub, the location and size of the property lends itself to multiple uses, including residential, with the vendor currently submitting a Prior Approval application to Stoke on Trent City Council for its conversion to residential use through permitted development. If given the green light, the building will have permission for around 100 units consisting of a mix of studio, one-bed and two-bed apartments.
“The building is perfectly appointed for retail and leisure amenities and benefits from excellent transport links, with Hanley bus station situated a quarter of a mile away and the A500 providing convenient access to all arterial roads and to Junctions 15 and 16 of the M6. It is also positioned close to the Smithfield mixed-use scheme which Genr8 is developing in partnership with Stoke on Trent City Council, which currently comprises over 200,000 sq ft of office accommodation, Clayworks, a 151-unit residential building and a 140-bed Hilton Garden Inn hotel.
“With so much contemporary development focused on the area, this property represents an excellent development opportunity, and we are receiving significant early interest from developers and investors keen to bring a new scheme forward.”
